THESE ARE MY THOUGHTS ON THE REAL ESTATE PRACTICES TODAY. THE LARGER AGENCIES HERE ARE DEFINITELY IN VIOLATION OF THE "FAIR TRADE ACT" IN MY OPINE AND THAT HAS ALSO BEEN EXPRESSED BY KEN KAPLAN, SENIOR COUNSEL OF CAR (CALIFORNIA). THEY USE "HOLD DON'T SHOW" TO EFFECTIVELY TAKE LISTINGS OFF THE MARKET UNBEKNOWN TO THE SELLER AND COMPLETELY DISCOURAGE MULTIPLE OFFERS AND BACK-UP OFFERS. THEY ALSO DO NOT PRESENT OFFERS TIMELY AND ALLOW A BUYER'S AGENT TO BE PRESENT. NOT GOOD WHEN YOU ARE A STRICT "SINGLE AGENT BROKER" AS I HAVE BEEN FOR THE LAST 29 YEARS!!!
