APPENDIX B(I)

RANCHO DEL REY
PUBLIC AND COMMON USE AREA RETROFITS

A.    Parking:

Remove tire stops that are blocking curb cuts.

B.   Clubhouse Bathroom (Women's Room):

1. Clearance space beyond the latch on the pull side of women's room door is reduced by at least 10 inches.

2. Adjust force required to open the entry door of the women's room to 5 pounds or less.

C.    Tanning Room:

1. Move tanning bed to provide minimum clear floor space of 30 inches by 48 inches and 18 inches clearance beyond latch-side of door.

2. Remount wall hooks to height no greater than 48 inches above the floor.

3. Lower paper towel holder to height no greater than 48 inches above the floor.

D.   Rent Drop Box:

Provide accessible route to drop box.

E.    Pool Area:

Provide lever controls on Jacuzzi.

F.    Stairs:

  • Eliminate steps or provide alternate accessible route between units 1009 and 1010 in Building Six.
  • Install guardrail or other barrier at or below 27 inches above the finished floor on those passageways between the first floor units that are located beneath second floor units where guardrail is lacking and stairs reduce the headroom to less than 80 inches on the accessible route.

G.    Excessive Slopes-Pathways:

1. Regrade the following walkways to 5% or less or provide handrails where slope ranges up to 8.33%:

Unit 1092, Building 1; between Units 1002 and 1003, Building 2; Units 1081, 1082, 1083, and 1085, Building 4; Units 1058, 1059, and 1060, Building 7; Units 1035, 1036, 1037, and 1072(near parking lot), Building 8; Units 1067, 1068(beyond walkway between Buildings 9 and 10); 1068(near foot of stairs to 2nd floor), Building 9; Unit 1052 and 1054(as walkway turns corner), Building 10; Units 1042 (near terrace) and Unit 1044, Building 11; between Units 1025 and 1026, Unit 1029 (near foot of stairs to 2nd floor), Unit 1029 (en route to parking lot), Building 12.

2. Regrade slopes at Clubhouse front entrance and near steps to be compliant with ANSI.

3. Provide accessible route to children's play area.

4. Provide accessible route to barbecue/picnic area.

H.    Excessive Slopes-Primary Entry Landings:

Regrade slopes to the following primary entry landings to be compliant with ANSI:

Unit 1003, Unit 1004, 1013, Unit 1014, Unit 1015, Unit 1016, Unit 1017, Unit 1018, Unit 1019, Unit 1020, Unit 1021, Unit 1022, Unit 1023, Unit 1030, Unit 1033, Unit 1037, Unit 1038, Unit 1039, Unit 1040, Unit 1041, Unit 1042, Unit 1043, Unit 1044, Unit 1045, Unit 1046, Unit 1047, Unit 1048, 1038, Unit 1039, Unit 1040, Unit 1043, Unit 1065, Unit 1066, Unit 1067, Unit 1068, Unit 1070, Unit 1071, Unit 1072, Unit 1078, Unit 1083, and Unit 1084.

RANCHO SERENE
PUBLIC AND COMMON USE AREA RETROFITS

A. Parking:

1. Provide one accessible garage.

2. Provide 96 inches wide van-accessible parking space with 60 inches access aisle and sign indicating accessible parking at clubhouse.

3. Install tire stops along accessible route where needed to prevent parked cars from protruding onto the accessible route.

B. Tanning Room

Lower wall hooks to no greater than 48 inches above the floor.

C. Mailbox Area:

Provide 18 inch maneuvering clearance space beyond latch side of mailbox area door.

D. Excessive Slopes-Pathways:

Regrade the following walkways to 5% or less or provide handrails where slope ranges up to 8.33%:

Building 2, from garages and Unit 1009 side; Building 3, Unit 1020 to main route and Unit 1024; Building 4, front of building, Units 1025, and 1027; Building 5, Unit 1033 and Unit 1039's entry landing; front of Building 6 and Units 1041, 1047 and 1048 to main route; Building 8, Units 1057, 1059, 1060, and 1061; Buildings 13 and 14, Unit 1098 to pool; pool entrance gate near clubhouse; and curb ramp in front of clubhouse.

E. Recreation Areas:

1. Provide accessible route to the children's play area.

2. Provide accessible route to the picnic tables.

3. Provide accessible route to the barbeque area.

4. Provide hand-held shower sprayer to roll-in shower at pool.

2. Regrade the following curb ramps to be compliant with ANSI A117.1:

Building 5, on the side; Building 8, next to building; Building 14, next to building; Building 20, front of building; Building 23, front of building.

E. Recreation Areas:

1. Provide accessible route to the children's play area.

2. Provide accessible route to the picnic tables.

3. Provide accessible route to the barbeque area.

4. Provide hand-held shower sprayer to roll-in shower at pool.

5. Provide accessible route to the volleyball court.
