ACCESSIBILITY MODIFICATIONS TO PUBLIC AND COMMON USE AREAS
AT GREEN VALLEY APARTMENTS

A1. Buildings

1. Eliminate the steps on the accessible route to the following ground-floor units:

Building 23 - Units 2311 and 2314
Building 24 - Units 2412 and 2413
Building 25 - Units 2511 and 2514
Building 26 - Units 2611 and 2612
Building 27 - all six ground-floor units
Building 28 - Units 2811 and 2816
Building 29 - Units 2911 and 2914
Building 31 - Units 3111
Building 32 - all six ground floor units
Building 33 - Units 3311
Building 34 - Units 3411, 3412, 3413, and 3414
Building 35 - all six ground-floor units

A2. Resident Parking

1. Convert two existing garages on an accessible route into one garage with a minimum 10'0" wide overhead door. 2. Restripe the parking space on the far side of each accessible parking space for prospective tenants at the Leasing Office/Club House as the access aisle. Repour the existing curb ramp between Buildings 23 and 24 at 8.3% maximum slope. Remove striping in existing access aisle.

A3. Accessible Parking

1. Stripe a minimum 60" wide access aisle next to the parking spaces designated as accessible near Buildings 23, 24, and 28. Install compliant sign and curb ramp.

A4. Curb Ramps

1. Demolish existing curb ramp near the following buildings and replace with a compliant curb ramp:

Building 31
Building 32
Building 33
Building 36
Building 37
Building 38
Building 39

A5. Leasing Office/Club House

1. The clubhouse areas of the Leasing Office which current residents use are also common use areas of the complex and must comply with ANSI A117.1-1986, as described below.

A6. Women's Toilet Room

1. Adjust closer to comply with ANSI A117.1-1986, which requires a maximum of 5 pounds of force to operate interior hinged doors.

2. Remove both grab bars and re-install in compliant locations at side and rear of toilet.

3. Remove knob-type faucets and install lever-style faucets.

A7. Men's Toilet Room

1. Remove and install new toilet with flush control on wide side, nearest to clear floor space. Install with centerline 18" from sidewall.

2. Adjust closer to comply with ANSI A117.1-1986, which requires a maximum of 5 pounds of force to operate interior hinged doors.

3. Remove and re-install rear grab bar 6" maximum from sidewall.

4. Remove knob-type faucets and install lever-style faucets.

5. Remove existing urinal and install new urinal with elongated rim no higher than 17 inches.

A8. Showers at Pool at Club House

1. Demolish existing pan, re-waterproof, install new pan flush with surrounding floor. Install grab bars and bench, with Wing-it fasteners.

A9. Accessible Route to Pool

1. Install concrete 18"wide maneuvering area on pullside of gate. Remove shrubbery as necessary.

2. Remove existing concrete as necessary to regrade and repour a compliant sidewalk.

A10. Accessible Route to Tennis Courts

1. Demolish existing curb as necessary to install compliant curb ramp and provide accessible route to tennis court from accessible parking space.

A11. Movie Theater

1. Replace knob-type hardware on the door to the theater with lever-style hardware.

A12. Mailboxes at Upper Leasing Office/Clubhouse

1. Move all mailboxes for ground floor units to lowest level of where the mailboxes are located.

A13. Barbeques

1. Demolish existing concrete as necessary to regrade and repour a compliant sidewalk.

A14. Trash Enclosures

1. Demolish step at trash enclosure to provide an accessible route.

A15. Doors to all Primary Entrances to Ground Floor Dwelling Units

1. Replace knob-type hardware with lever-style hardware.


APPENDIX B

ACCESSIBILITY MODIFICATIONS TO UNIT INTERIORS
AT GREEN VALLEY APARTMENTS

1. Lower thresholds at entrance to all ground floor units to 3/4".

2. Install rubber threshold ramp at entrance to all ground floor units.

1. Raise each non-compliant electrical outlet in all units to 15".

2. Install longer chain to extend ceiling fan control in all units to 54 inches from the floor.

3. Lower thermostats in all units to 48 inches.

1. In tub area, remove fiberglass side wall panels and install reinforcements on all panels.

2. Reinstall fiberglass side wall panels around tub.

3. Install trim board along back wall of toilet and anchor to wall studs.

1. Make base cabinets under sink easily removeable.

2. Remove base cabinet under range and install narrower range in space.

3. Replace base cabinets under range with narrower type.

Cypress Pointe II Model

1. In both bathrooms, install 2' 10" door to be swung outward. (2)

2. Master bathroom:

  1. Trim counter top overhang at side of vanity counter to be flush with side edge of counter.
  2. Remove rear shelf to allow space for later installation of grab bars.
  3. Modify vanity cabinet beneath sink to be readily removeable.
  4. Move vanity cabinet to create 33" minimum wide space on the wall behind toilet to allow space for grab bar.
  5. Patch and paint walls and patch flooring to complete retrofitting project.

Spanish Bay Model

NOTICE OF RETROFITS TO PUBLIC AND COMMON USE AREAS
AT GREEN VALLEY APARTMENTS

Green Valley Country Club Apartments (Green Valley Apartments) is dedicated to the principle of equal housing opportunity. The federal Fair Housing Act requires that the public and common areas at Green Valley Apartments have certain features of physical accessibility for people with disabilities.

As a result of recent events, inaccessible aspects of the common areas of the complex have been brought to our attention. We welcome people with disabilities as residents and guests at Green Valley Apartments and would like to make them as comfortable as possible. We are writing this notice to let you know that beginning on ______, contractors will be coming onto the property to begin the process of modifying certain aspects of the public and common areas. We expect the process to last approximately ______ weeks.

Generally, the contractors will modify or "retrofit" certain sidewalks, install curb cuts and ramps, and eliminate some of the steps along certain pathways to certain ground-floor Phase II units and at the entrance to certain ground-floor Phase II units. They will also be making some modifications to the clubhouse/leasing office, pool area, public restrooms, mailboxes, and picnic areas in order to make them more accessible to people with disabilities.

APPENDIX D

NOTICE OF RETROFITS TO INTERIOR GROUND-FLOOR UNITS
AT GREEN VALLEY APARTMENTS

Green Valley Country Club Apartments (Green Valley) is dedicated to the principle of equal housing opportunity. The federal Fair Housing Act requires that certain ground-floor apartments in newer apartment communities have certain features of physical accessibility for people with disabilities.

We have identified your unit as one that is covered by the Fair Housing Act' accessibility requirements.

Due to recent events, including a settlement with the United States Department of Justice, certain inaccessible aspects of the interiors of some of the ground-floor units at Green Valley have been brought to our attention. We welcome people with disabilities as residents and guests at Green Valley and would like to make them as comfortable as possible. Therefore, we have agreed to make certain modifications to all of the ground-floor units covered by the Fair Housing Act's accessibility requirements in Phase II here at Green Valley so that they are more accessible to people with disabilities.

We are giving you notice that we are in the process of scheduling a retrofit of your unit. The alterations and retrofits that we expect to make to your unit are the following:
